Are certain properties better Short Sale candidates then others?
Yes.  However, we can negotiate a short sale on any property provided the homeowner is headed into a default or foreclosure status.  

I don’t really understand what a Short Sale is or how it’s done, I just know that it CAN be done.  What level of understanding will I need to ensure this works?
Well, that’s why we are here!  Most potential homeowners don’t know how to fill out a Purchase and Sales agreement, a Good Faith Estimate, or a HUD-1.  They just know they want to and can buy a house.  Your job is to take care of that for them.  Similarly, our job is to handle ALL short sale issues for you:  you may not know what forms are required or understand the processes, but you do know that you’ve got a house that would be a perfect Short Sale.  We will ensure that you have a firm understanding of every process that we go through.  Our goal is to make this transaction easy and efficient for you.  Rest assured, your comfort throughout the process is of upmost concern to us!

I’ve heard of other companies that charge “Membership Fees”.  Does RealMitigation.com have any association fees to join or use your service?
No, we don’t.  Our philosophy is a bit different.  “Membership Fees” are a protection for a company that doesn’t have confidence that they will be able to close the deal and have the lender pay them.  We believe that, as a service-based industry, money is only paid if a service is provided.  Do you charge a client if you are unable to find them a house?  Of course not!  And why should you pay someone to “explore the possibility” of the Short Sale?  We are certain that we will be able to successfully negotiate with the bank on your behalf and 60% of  the time the lender pay our fees.  

I don’t have any of the Short Sale forms, or even understand what the requirements are for that matter…where can I go to get this information?
We provide all necessary forms and will have a list of required documents that we will need you to collect from the homeowner.  You will not need to produce anything – that’s our job!  

How long will the Short Sale Process take?  

Honestly, that is a difficult question to answer, similar to a homeowner asking you how long it will take to sell their house.  Historically, the process hasn’t always been quick; however, times are changing and lenders are beginning to act with an increased sense of urgency.  Still, it would be presumptuous of us to give you a timeline that may or may not be accurate.  What we can guarantee is that we will do everything within our control to expedite the process and provide updated information to you as new activity occurs.  That being said, once you take a listing, prepare your Seller for a 2-4 month process that could take up to 6 months.

How do I price a house for a short sale?
Every situation will be different.  We provide many lender approved marketing strategies that expedite the process.  As every situation is different, our experts will work with you to create a proven strategy targeted towards your specific Short Sale.

I’m not sure if this particular house will work due to timeline/debt/foreclosure/auction/BK/forbearance issues.  What should I do?  Call us—whatever the issue or question.  Some issues may require a more sophisticated level of experience to work with.  We have this level of experience and, though it may be outside our “normal” scope of practice, we are committed to working towards a solution on any and all problems.
